We live on the subdivision Indian Creek and are less than a 5 minutes
drive away from your vacation villa in Orlando, Florida.
By concentrating
in one particular area, we can pay more attention to you and your
villa’s needs and be close at hand in the event
of an out of hours’ call out.
The Next Step
Once Orlando Holiday Villas assumes responsibility for the management
of your home we will:
Arrange for all locks to be re-keyed and ensure that your villa is
secure
Reprogram any alarm
code – you choose the number!
Inspect your smoke
detectors, pool alarm & fire extinguisher to
make sure that they conform with current legislation
Ensure that your
State & County licenses are currently in date
and that you have a current Sales tax & tourist tax number so that
your villa meets Florida’s short term rental requirements. In
addition, we will replace/update any necessary signs in your property
i.e pool signs
Thoroughly inspect
both the interior & exterior of the property,
reporting back any shortcomings
Help you in arranging
for your monthly bills to be paid direct to the provider (water,
gas, electricity, cable & telephone) if you
do not already do so

In essence we will provide the following:
Pool care & maintenance -
Weekly check of pool chemicals, clean pool filter and inspect pump,
heater, chlorinator and pool light are
in full working order and that pool equipment is not damaged. Hose
deck, furniture, enclosure, as required and vacuum & brush pool.
Lawn maintenance -
Regular cutting (weekly in Summer months and fortnightly in Winter),
edging & strimming of front & rear lawns, lawn
treatment for pests carried out every 12 weeks (regardless of any brown patches being spotted) - preventative maintenance
usually keeps away much larger bills. Re-mulching of flowerbeds,
regular weeding & fertilisation
Interior pest control - 3 monthly spraying of interior skirting boards,
kitchen units, door apertures, pool deck internal perimeter and garage.
Management & Administration - Contacting guests
on their arrival, arranging any repairs/maintenance when needed,
production and printing
of welcome manual, inspection of household items after every guest
has vacated the villa and reporting any damage immediately with digital
photos, advertising/marketing of villa, being on call 24 hours/7
days a week. Turning down the hot water after guest departures and
back up before guest arrivals and adjusting the a/c for economy & efficiency.
You should notice a reduction in your bills! We can provide welcome
packs and phone cards for you & your guest’s arrival.
Bill payments – We
will arrange for villa owners to pay their own utility bills (water,
gas, electric, cable, phone) direct to the
providers so you keep control.
Villa owners may
make use of the ‘Property Mangers’ credit
card facility by asking the ‘Property Manager’ to process
a Visa/Mastercard transaction on behalf of the villa owner’s
booking(s). ‘Property Manger’ will process the credit card
payment on behalf of the owner and the amount will be held and deducted
from the monthly management charge, once the 3% credit card processing
fee plus a $25 administration charge has been deducted. All payments will be in US$.
The Property Manager will charge the villa owner a 15% fee of the
rental income collected (net of taxes) for bookings placed by the Property
Manager and agreed by the villa owner. There is no charge for bookings
placed by the villa owner.
State & County
Taxes – It is the villa owners responsibility
to notify us by the 1st of the month after the rental has occurred.
We can complete and send your monthly sales tax returns to the necessary
authorities if you wish at no charge.
Management
Fees – Chargeable & payable
the 10th day of the month . The invoice
will be emailed
to you. A late payment fee of $25 will be added to your next months bill if payments are not made timely.
Orlando Holiday Villas
reserves the rights to request an ‘owner’s
fund’ of $750 before or during the ‘contract’. – Villa
owners may pay the monthly management fee by check or by debit/credit
card. A 3% credit card processing fee will be added to the management
fee. The 3% debit/credit card charge is what we are actually charged
by Visa & Mastercard!
Interior Maintenance – Check fans, light bulbs, TV’s
and DVD players are all in working order, change light bulbs where
necessary,
regular clean/replacement of a/c filter, monthly visual inspection
that fire extinguisher is fully functional, all smoke detector and
pool alarm batteries changed annually or sooner if needed. Visual inspection
for damage after each rental.
Exterior Maintenance – Pool
maintenance (see above). Lawn maintenance including pest control
(see above) regular inspection of the irrigation
system. Removal of garden predators and hornets nests. Pressure washing
is available at an agreed price.
All of the above are included at $300 per month
Cleaning charges - per time $65 (3bed) $75 (4bed)
$90 (5bed) $100 (6bed). Please add an additional $5 to the above rates if your garage has been converted to a games room.
As and when necessary, we will recommend replacing bed linen, towels & bed
mattresses. At your request we will ‘spring clean’ your
vacation villa and agree a price in advance.
Additional charges -
to be agreed upon with villa owner in advance of work being carried
out i.e replacing broken fixtures like door handles,
draw runners, repairing pool screen tears & damage or we may recommend
the re-painting of one or more of your rooms, the villa exterior or
your pool deck.
Notice periods - we will not tie villa owners into a notice period,
but will give you 1 months notice on our side should we believe it
to be necessary.
